Prefab Home vs. House Materials Package: What's the Difference?

Short answer: A Homerun prefab home is a complete solid-wood home package for one of 7 set models, listed from $45,499. A house materials package (what we used to call a house kit) is the wood-framed shell materials for one of 67 floor plans, listed from $32,060 to $79,228. Prefab gets you closer to done. A materials package costs less and gives you more plans to pick from.

We renamed "house kits" to "house materials packages" because people kept assuming a kit was a finished house. It isn't. The new name says what you get: the materials to build the house.

Who a prefab home fits

Pick prefab if you want a set design and a shorter build. Each model lists exactly what's in the package, item by item, along with window and siding upgrade prices. Five of the seven have a listed crew-build price, so you know your labor number up front.

Who a materials package fits

Pick a materials package if budget comes first or you need a specific layout. You get far more plans, from a 720 sq ft, 2 bed bungalow to a 3,536 sq ft, 3 bed, 3 bath home. Every package comes with a plan set your crew can build from.

It fits buyers who:

The real cost question

The package price is only part of the house. Price both options the same way: package, freight, foundation, labor, then finish-out. A cheaper package can cost more in the end if you pay a crew longer to frame it. A prefab model can cost more up front but save on labor time.

The fastest way to compare is to price your top pick from each side for your ZIP code.

FAQ

Is a house materials package the same as a house kit?
Yes. We renamed our house kits to house materials packages in 2026. Same 67 plans, clearer name.

Is a prefab home a modular home?
No. A modular home is built in a factory and set on your foundation in finished sections. A prefab home package ships as components that a crew assembles on your site.

Which is cheaper, prefab or a materials package?
Materials packages start lower, at $32,060. Prefab models start at $45,499 on current sale pricing. Compare total project cost, not package price alone.

Do either include the foundation?
No. Foundation, site work and permits are the buyer's responsibility on both.

Can I finance either one?
Yes. Our financing partner, BuildBuyRefi, works with kit and package buyers. Getting approved first sets your real budget.
