What is included in a house kit price?
Each kit ships with stamped engineering, all framing lumber (trusses at 2' on center, studs at 16" on center), sheathing, roofing, doors, windows, siding, house wrap, interior framing lumber, soffit and fascia overhang, and the hardware to put it together. The metal roof carries a 40-year warranty (29-gauge, 20 colors available). The goal is to get you in the dry — a weather-tight shell — in under 30 days.
What is NOT included in a house kit price?
Land, the concrete slab or foundation, building permits, sales tax, delivery, and interior finish work (insulation, drywall, plumbing, electrical, HVAC, flooring) are not included in the listed kit prices. Select doors and windows shown in renderings may not be included in every kit. Budget the slab and interior finish separately — they vary far more by region than the kit itself.
How much does a house kit cost per square foot?
Across all 50 plans, kit pricing works out to roughly $16–$48 per square foot of total footprint, with most plans landing between $22 and $35 per square foot. Larger plans are cheaper per foot: 2,000+ sq ft plans average near the low end of the range, while compact cabins under 1,000 sq ft sit at the high end because fixed costs (doors, windows, engineering) spread over fewer feet.
Are house kits cheaper than stick-built construction?
Yes — the kit removes the framing-labor premium and material-waste costs of conventional construction. On a finished, livable basis a wood house kit typically comes in around $130–$200 per square foot all-in versus $150–$250+ for comparable stick-built, and the pre-cut package gets you in the dry in weeks instead of months. How much you save depends on how much of the assembly and finish work you handle yourself.
